Roof Repair for Greater Boston Homes

A roof repair fixes the shingle, flashing, or fastener that failed, without opening up the whole roof. Here's how KMK Roofing decides what a repair covers on a Greater Boston or North Shore home.

Torn shingles and rotten roof decking exposed around a pipe boot

Most roof problems in Greater Boston start small: a lifted shingle, a leak near a chimney, a soft spot after a storm. A roof repair fixes that one failed section and stops there. It does not turn into a sales visit for a whole new roof. If the damage is contained, a repair is usually the right move. Here is how KMK Roofing sorts that out and what a planned repair looks like on a Massachusetts house.

Age is not the whole story

A lot of homeowners assume an older roof means it is time to replace, not repair. That is not always true. If the damage is limited to one area and the rest of the roof is sound, a repair makes sense no matter the age. A 20-year-old roof with one wind-lifted shingle does not need a crew and a dumpster. Age is worth knowing, but it is not the verdict on its own. If you are unsure where your roof stands, a roof inspection will tell you more than the calendar will.

A shingle repair fixes more than the surface

A real shingle repair is not just cement smeared over a hole. A shingle roof is built in layers, underlayment, starter strip, field shingles, and ridge caps, and most of these can be repaired on their own without tearing into a wider section. To replace a backed-out nail, we lift the shingle above it, pull the old fastener, set a new one, and reseal the tab. Cement has a role, but it is a temporary hold while a matching shingle is sourced, not the repair itself. Color match matters too. Shingles saved from the original job match best. New shingles look a little different at first because they have not weathered yet, and that fades over time. This is not a DIY job. Roof work carries real fall risk, so it is worth leaving to a trained crew.

The ceiling stain is a clue, not the diagnosis

Homeowners often point at the ceiling stain and assume that is where the water got in. It usually is not. A leak near a chimney is frequently a flashing failure rather than a shingle problem directly overhead, since water can travel along the underlayment or framing before it ever drips through the ceiling. Flashing at chimneys, walls, valleys, and vents is one of the most common repair points on a Massachusetts roof, right alongside wind-lifted shingles and ice-dam damage. A proper diagnosis checks the attic too, looking for tide marks on the rafters, damp insulation, or mold. If the leak traces back to a pipe boot or a flashing detail, that is specific enough work that it belongs on its own page. See our vent flashing service for that.

A planned repair, not a ladder-side negotiation

A planned repair is scheduled, scoped, and priced before anyone gets on the roof, not worked out on the ladder. In Massachusetts, any home improvement job over $1,000 needs a written agreement before work starts. That agreement is what protects you if something goes wrong or the scope changes. If a contractor is willing to start work without one, that is a reason to slow down.

Not every roof problem is a repair. If the damage is spread across the roof, or the underlayment and deck are failing in multiple spots, roof replacement is the more honest answer, and we will tell you that straight. If you have a leak, a lifted shingle, or storm damage and want a real look before anyone commits to anything, get in touch and we will take it from there.
